Halliburton has officially opened the company's $70 million San Antonio office in southern Bexar County.

The new operations center will serve the needs of the Eagle Ford and the surrounding area. The company's South Texas operations have grown in stride with the Eagle Ford.

Halliburton has hired 550 employees and expects to add another 450 oilfield related jobs by the end of the year. The facility was designed to support as many as 1,500 employees.

The 400,000 square foot facility was built on 150 acres and currently supports five of the company's business lines:

  • Production enhancement
  • Boots & Coots
  • Cementing
  • Baroid
  • Wireline and Perforating.

The sixth business line, completion tools, will move to the facility in 2014.

Halliburton has operated in South Texas more than 80 years and now has offices in Alice, Victoria, and San Antonio.

How Long Will the Eagle Ford Shale Boom Last?

A Texas A&M economist met with business leaders to share his projections of how long the Eagle Ford shale boom will last. He expects the play will have a productive lifespan of 16 years. I'd like to see what is behind the 16 year number, but I believe the message was well delivered. This Eagle Ford development isn't going to fizzle out any time in the near future. The opportunity is too big. Billions of barrels of oil & gas resources mean billions and possibly trillions of dollars in economic development.

The economist speaking at the 2013 Executive Economic Outlook breakfast was simply conveying there is significant opportunity in South Texas. Most real estate developers are being cautious and not making commitments unless they can project a one-year payout. If the play has a lifespan of decades, more permanent developments are needed. South Texas will need every thing from grocery stores to home developments, gas stations and Wal-Marts.

Eagle Ford Shale's Lifespan

[ic-r]The Eagle Ford is still relatively young, so everyone is wondering if the play will go bust. The answer to that question lies in the future oil price. As long as oil prices hold steady at a level of more than $70, South Texans don't have much to worry about. The Eagle Ford returns more to operators than almost all plays in the country. Even if oil prices drop, it will still have the same relative position as the investment of choice in North America.

An old industry addage is "The easiest place to find hydrocarbons is where you've already found them". That will likely prove true in South Texas. We're actually seeing it play out today. Operators have new development plans in several other oil & gas plays including the Austin Chalk, Buda, Escondido, Olmos, and Pearsall Shale formations.

I wouldn't say never, but I'd place the probability of a bust in South Texas lower than anywhere else in the country.

Port Aransas Housing Boom Supported by New Wealth in South Texas

The Eagle Ford Shale is building wealth in South Texas and locals are stepping up as buyers for highly valued real estate. Port Aransas has seen real estate demand grow by four-fold. Buyers are coming from Ingelside, Cuero, Beeville and Corpus. That's a shift from the major metro areas in the past.

"Primarily, before this a lot of our market had come from Dallas, San Antonio, Austin and Houston," developer Jeff Lamkin said. "Now, the local market here has become a really big segment of our renter and buyer profile."

The Cinnamon Shore development has 300 homes that range in price from $300,000 to $2 million. The development bills itself as the only "beach-front community designed in the new urbanism style".

 

 

Industrial Space in Short Supply - Houston - San Antonio

Industrial properties are well occupied in Houston.  Energy Service (Oil & Gas) companies have quickly filled available space in order to meet demands from growing oil & gas plays like the Eagle Ford Shale.

Companies Are Expanding and Relocating to Houston

Many of my clients have chosen to remain (and even expand) in Houston as a primary hub, and then open up satellites in South Texas to take advantage of the Eagle Ford Shale Play in South Texas.  Given Houston is deemed as one of the energy capitals of the world, has a low cost of living and enjoys a quality labor pool, companies are oftentimes relocating to Houston.  Therefore, industrial space is being absorbed at a nice clip.  New development has started on 3 speculative projects for distribution space.  This hasn’t happened since 2007.  Also, over 2 MM SF of manufacturing space (buildings with cranes) is under development for both users and future occupiers.  Overall, we know of very little speculative projects underway in any other area of the country.  Notable companies expanding in Houston are National Oilwell Varco, Weatherford, and KBR.

Manufacturing and Distribution Space is Hard to Find

“What do you mean there isn’t an ample amount of industrial (distribution/manufacturing) space available?”  I’m often challenged by this question, especially from companies not in Houston.  Based on challenges in the national economy, it seems industrial property would be readily available in Houston.  Well, that is not necessarily the case, particularly for the West side of the city.  It’s a 94-96% occupied market – and even higher in the manufacturing sector. The Eagle Ford Shale in South Texas has driven demand for industrial space given the need for technology enhancements, manufacturing of products (particularly requiring a heavy crane), and assembly & distribution of those finished products -  such products including valves, tubing, cabling, drilling motors/tools, etc.

Companies Also Expanding into South Texas (San Antonio area)

In addition to the growth and expansion in the Bayou City, Weatherford and Halliburton have announced new locations in the San Antonio area.  Halliburton’s presence will create over 1,500 jobs.  Experts say we’re only in the 2nd inning of this “game”.  This is obviously a significant and positive driver to the San Antonio economy as well.
